Projects that Fall within the Scope of the Work of the Administration

 


Projects that fall within the scope of the work of the administration are:

  1. Special Projects
  2. Major projects

First: Special Projects

A Special Project, according to the definition of the Local Plan Document proposal, is a project, which is characterized by certain types of functional and unique architecture superior to similar projects, and results in tangible benefits that are in line with the foundations and objectives of the Local Scheme. These should not oppose domestic policies and building control systems, and should add an urban, design, and positive dimension to the Province of Jeddah. The Municipality is required to apply the system of Special Projects to it. It should also be of a specified space and surrounded by a number of streets as follows:

  1. The Central Area providing it be more than 5,000 ² and is located on two streets, the width of each that of at least 16 meters.
  2. The second area providing it be more than 15,000 m ².
  3. The third area providing it be more than 30,000 m2 and surrounded by four streets, the width of at least two of them is no less than 32 meters.
  4. The fourth region providing it be more than 50,000 m ² and surrounded by four streets, the width of at least two of them is no less than 32 meters.
  5. The fifth area (marine area) providing it be more than 30,000 m ², is on a main road whose width is no less than 32 meters, and the project site to be connected to the sea (with a review of controls and audit requirements of the maritime areas).

Second: Mega Projects

These are projects built on a land area of 5,000 m2 or more, and is located on the main and secondary axes in addition to Prince Sultan and Hera'a Streets. The special project rules do not apply to them in terms of change in purpose or increase in the surface construction.


The Main Axes:

  1. Corniche Road starting from Al-Jimaal (camels) Roundabout in the north to the Uloom Al-Bihaar (Marine Sciences) Roundabout in the south. And from the Faras Al-Bahar (Seahorse) Roundabout in the north to Prince Mohamed Bin AbdulAziz Street in the south. Also from Al-Hamra'a Street in the north to Al-Amanah Street in the south (Municipality of Jeddah Province Building).
  2. Southern Corniche starting from the intersection with King Faisal Road and ending with the Province's southern limits/borders.
  3. King Faisal Road starting from Al-Falaah (success) Bridge and ending with the Province's southern limits/borders.
  4. Al-Layth (Lion) Road beginning from Al-Haramain (Two Holy Mosques) Road and ending with the Province's southern limits/borders.
  5. King Abdullah Road until the intersection with Al-Haramain Road.
  6. King AbdulAziz / Al-Andalus Road.
  7. Prince Majed Road.
  8. King Fahd Road.

The Secondary Axes:

  1. Makkah Road (the part that starts from the intersection of King Khaled Street to Al-Haramain Road).
  2. Prince Mohammed bin Abdulaziz Street until the east intersection with Al-Haramain Road.
  3. Palestine Street until the east intersection with Al-Haramain Road.
  4. Sary Street.
